Toad Hall
A cosy three-bedroom cottage that boasts character yet has all the contemporary features for a home-from-home experience, overlooking the start of the River Thames (albeit rather shallow!). Toad Hall is not only well equipped, featuring a Smart TV, WIFI, and a log burner, it also has access to amazing on-site facilities situated on the 450-acre nature reserve in the Cotswold’s Water Park, making it a perfect family getaway. Family and pet-friendly, we’re sure you’ll have a fun-filled experience.
Ground Floor:
Access to the front of the property is by the entrance door overlooking the River Thames and through the enclosed decking area. As you enter through the main door, you’ll find a fresh and light hallway, with sage green cottage-style internal doors leading into the open plan lounge diner, downstairs toilet and a cupboard where you’ll find a washing machine. Stairs lead up to the first floor.
Open Plan Lounge/Diner: Situated at the rear of the home with patio doors leading out onto the access road. The dining area has a solid wood table that comfortably seats 6 guests and is a great place for eating and entertaining on an evening.
The lounge area has two sofas, a Smart TV and a fully functional log burner for cosy nights in by the fire. By the patio doors, there are two chairs overlooking the outdoor and would be a perfect place to read a book with the doors open on a nice summer evening. The internal door by the lounge, leads into the fully equipped kitchen.
Please note that the living room photos show a different TV and the TV inside has been upgraded to a Smart TV.
Kitchen: A modern kitchen is at the front of the home, with views out onto the outdoor decking area and features everything you need for a stress-free stay, including an integrated fridge freezer, electric oven and hob, microwave and dishwasher. A lean-to-shelf is provided for additional cupboard food storage.
Downstairs W/C: By the front entrance, you’ll find a downstairs W/C which has a toilet and wash hand basin.

Second Bedroom: The second bedroom has king-sized bed, featuring luxury linens, cushions and furniture to place personal belongings.
Third Bedroom: A cosy third bedroom with two full-sized single beds, is an ideal space for children to sleep and relax after a busy day doing activities. This room would also be suitable for adults.
Family Bathroom: The bright and airy family bathroom comprises a toilet, wash hand basin, shower cubicle and a bathtub.
Outside:
The outdoor decking area is fully enclosed and overlooks the start of the River Thames. Although it looks like a small stream running through the Estate, it’s unbelievable to think this river expands massively into the iconic river running through the centre of London. The Thames Trail is a public path that follows the River Thames from the very start, all the way into London (Woolwich), although it is 185 miles long, there are plenty of country pubs and villages along the way, should you wish to walk a small proportion of it.
There is ample seating area on the decking area with 2 outdoor chairs and a coffee table, and an outdoor dining table with chairs that comfortably seat 4 people. The owner has provided a BBQ, which is a great addition during the summer months, listening to the trickling of the stream and the local wildlife.
Parking:
Toad Hall has a designated parking space, plus numerous overflow car parks in proximity.
There are also multiple electric car charging points across the estate.
Pets:
A maximum of 2 dogs are welcome to Toad Hall, however, they must be fully house-trained, well-behaved and must not be left unaccompanied in the house. Dogs must not go on furniture or beds. Must be over 12 months old.
Other things to note

Toad Hall is close to the outdoor pool, sauna, kids play areas, tennis courts and an onsite restaurant and pizza shack.
