Property owners can relax and enjoy high occupancy rates, great guest experiences and an impressive revenue stream.

Partnering with Us

Due to increasing demands we are always looking for more properties so if you are a landlord looking to sell or rent your property, Ginger & Gold can find the perfect solution for you. 

  • We look to serve landlords and clients by giving them a better return on your investment while managing, renting or buying your property. 
  • We ensure the property is kept in hotel standard condition during our agreement – no more worrying about your property being maintained! We can guarantee market rental value for up to 5 years meaning no void months of rent during this time. 

If you are considering selling, we can look to agree a purchase option (often full market value) and discuss this option during a free confidential chat with us.

  • A guaranteed rental income on time, every month.
  • You still get paid even if the property is empty.
  • Long term tenancy contract.
  • Landlord can visit property anytime with 24 hours notice to check how we are looking after your property.
  • No set up fees, monthly commissions or hidden charges.
  • We deal with all the tenant’s queries, questions and complaints.
  • A guaranteed contract start date – no worrying about how long it will take to find tenants.
  • Regular property inspections, free repairs and maintenance up to £50 including VAT.
  • Internal condition guaranteed over and above fair wear and tea
  • We work with nationwide businesses, airports and hospitals to help house their professional employees, cabin crews and doctors, who need accommodation in the area.

    They cannot commit to long AST’s as they may be in the area for only a short period of time (a few days up to 6 months). That’s where we come in and provide accommodation on a short term basis to them while ensuring we meet our obligations to you as our landlord or client.

    We fill gaps by letting the property to well vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).

    • We take on properties which we have first done due diligence on to assess the demand in the area to see if the property would be suitable to be used as a serviced accommodation.

      We identify which guest profile is likely to need accommodation in your property – leisure guests, contractors, corporate guests or a mixture. We would never take on a property that is not appropriate for serviced accommodation or holiday letting.

      It is from our due diligence that we can deduce if we can offer you one of the following, either :

      • A guaranteed regular rent for your property. This is guaranteed no matter what bookings we receive.
      • Alternatively, if you are looking for a potentially higher return, we can manage the property on your behalf.
      • An offer to purchase your property via outright sale, lease option or rent to buy.

      If your property is unsuitable for our needs but you are still looking for a solution, we are sure to put you in touch with someone who can help! (we have a wide network of associates here in Norfolk)

Option 1 – We become your tenant
Our company becomes your tenant under a company lease agreement and we provide the following benefits :

  • Your property is kept in hotel standard condition. We look after your assets.
  • No voids  – your rent is guaranteed for the duration of our agreement.
  • We take care of any maintenance up to £50 including VAT.
  • The property is inspected by our cleaning team weekly as a minimum.
  • You can inspect the property as regularly as you wish (24 hours notice).
  • We can make arrangements quickly (less than 2 weeks until your first rental payment).
  • Hassle free – you can be confident in your return and that your property is being looked after by us.


Option 2 – We manage the property as short term lets on your behalf (like a regular letting agent)
On this option we market your property in the same way as option 1, however the key differences are :- The return varies from month to month and could be higher than the guaranteed rent amount. All profit from short term stays are received by the owner, after costs and fees have been deducted (i.e Bills, linen, cleaning fees). There is no minimum guaranteed rent. (i.e if bookings were low, the return would reflect this). All furnishings are paid for by the owner (we can source and setup this if you wish as an additional service). We receive 15% of the total gross income that we make from bookings on your property, we are highly motivated to get you a higher income for the property as this is beneficial to both parties as you, in turn, get a higher profit.

Property Management FAQs

We thoroughly research local demand and compare it with our competitors to fine-tune your property’s pricing strategy. Our dynamic pricing software automatically adjusts rates based on real-time booking trends, ensuring your property remains competitive throughout the year. For those extra touches, we also create custom promotions to fill booking gaps and maximise occupancy, because your success is our priority.

We take all guest payments before arrival, they’re safely held in a client account. Every month we issue a report and a remittance slip of all of your bookings and payments. This is sent out on the 10th of each month for the month prior. (Bookings for June are paid on July 10th).

Absolutely! It is your home you are welcome to use it as much as you like. We have great relationships with our owners and are more than happy to block out the calendar for personal holidays or some maintenance visits. 

We personalise and tailor our management package to you, our commission is taken after any OTA charges and starts from as little as 12.5%.
